Crown Cork & Seal Redevelopment

Calvert Impact made an investment in the redevelopment of the Crown Industrial Campus in Baltimore, MD, the former manufacturing hub for bottle cap company Crown Cork & Seal. The long-term vision for the project includes transforming the 19-acre campus into a mixed-use destination with creative workspaces, retail, residential units, and community gathering spaces. The site’s current tenants include more than 100 artists, creative manufacturers, and producers.

The redevelopment project seeks to provide these tenants with quality, affordable workspaces while attracting new tenants. The redevelopment will be led by Cross Street Partners and SHIFT Capital in partnership with several local organizations.

Impact Story

Brickworks Studios

Five years ago, the founders of Brickworks Studios relocated from Florida to Baltimore with a singular mission: to build a premier sanctuary for the city’s creative class. Their sights were set on CROWN, but the demand for the space was so high they spent two years on the waiting list, patiently holding out for the perfect environment to match their ambition.

That patience has paid off tenfold. Since finally moving into their space at CROWN, Brickworks has transformed from a vision into a vital engine for Baltimore’s photo and film community.

Building a Foundation for Creators

Brickworks Studios was designed to support creatives not just in what they produce, but in the community they build—brick by brick. By providing a high-end, versatile environment, they have empowered local storytellers and brands to bring complex ideas to life. Key features of the studio include:

  • Professional Sets: A signature cyc wall alongside textured and color-washed walls.
  • Modular Flexibility: Custom build-outs that allow for endless creative configurations.
  • A Shared Environment: A true "creative hub" where ideas are cross-pollinated.

Rapid Growth and Future Expansion

The momentum since their opening has been undeniable. The studio has become a go-to destination, hosting multiple high-profile events and consistent bookings that have solidified its reputation as a cornerstone of the Baltimore arts scene.

The demand has been so significant that Brickworks is already outgrowing its original footprint. As they continue to foster "3rd spaces" for the community to flourish, they are actively looking to rent more space at CROWN as it becomes available—turning their two-year wait into a long-term legacy of growth.
